The Space The cottage is solar powered and includes three bedrooms (King Bedroom, Queen Bedroom and Double Bedroom) and generous living space. You will find a spacious master bedroom with a king size bed and built-in wardrobe opening out to the back deck along with two generous sized bedrooms at the front of the home. The modern kitchen has a free standing SMEG 90cm electric oven with gas stove, dishwasher, full size fridge, electric wok, rice cooker, sandwich press and microwave. Everything to make a snack or home cooked meal. The breakfast bar extends into the dining area and makes a perfect servery. The adjacent living area has a comfortable 3 seater sofa and armchair with French doors opening to one of two outdoor sitting areas. There is a dedicated study nook for those who need to work from home with fast nbn connectivity. Sky lights provide natural light into the home and a reverse cycle air conditioner and cosy wood fire will look after you in all seasons. Newly installed Mitsubishi Electric 8kw wall mounted split system air conditioner to suit heating or cooling preferences. There are three additional heaters, one each in the front bedrooms and a wood fire in the open plan living area. The home has a large bathroom with original fireplace and a heated floor for winter, adjacent to a separate toilet. The large outdoor deck is covered from the elements and leads through to a beautiful little garden, which boasts a gazebo to sit back and enjoy the serenity. Cook a BBQ or head out to eat at one of the local restaurants earning Launceston the bragging rights as a UNESCO City of Gastronomy. Other things to note: It is a single level home that has been newly renovated after the previous owner of some thirty years moved to the mainland to be closer to their family. The home is Heritage Listed and one of few inner city residential properties that are ground level and easy walking. There are two small steps at the front and side entry to the home and three steps to the back garden or a flat boardwalk next to the deck. Inside there are two small steps between the kitchen and living area. The home is solar powered and has energy efficient appliances. The bedding is allergy friendly and you will find plenty of towels and toiletries provided. There is spare clean linen in case of a mishap and waterproof bedding items in the master robe should you need them. The roads nearby are flat and easy to navigate. Maps are provided for you. Walk down Charles Street to the local cafes, restaurants, shops, pharmacy, service station/roadhouse (all hours), Princes Square Park and grocery stores. In 100 metres from home, you will find homemade pasta, gourmet burgers, sushi train at the number one ranked Japanese restaurant, all day breakfast, fresh juices, homemade gelato, and great pub meals!
